Terms and Conditions

Our genuine welcome is to encourage guests to relax and make themselves feel at home as much as possible.
Our terms and conditions are provided to be helpful and although some may be uncomfortable for us to write, they are necessary very rare eventualities.

Agreement

These booking terms and conditions ("Terms") are applicable to all bookings made with The Manor Town House. By making a booking with us, you confirm your acceptance of these Terms and agree to comply with and be bound by them.

1. Food

Breakfast is a complimentary 4-course daily changing set menu. Mostly vegetarian, we source local, seasonal and homemade produce where possible. We are very happy to adapt the daily menu according to personal preferences, as required.

Breakfast is served from 8 - 9am in the breakfast room.

We offer a cheese-tasting board and picnic / packed lunches as well as cream teas throughout the year. We request that guests do not make their own picnics in public spaces or bedrooms. All food waste is legally required to be recycled in Wales.

Take-aways are not permitted in bedrooms but we are happy to recommend local fish and chips for the terrace in the summer and provide plates and cutlery if preferred.

2. Food Allergies, Intolerances and Dietary Requirements

We require advance notice at the time of booking of any food allergies, intolerances and / or special diets such as vegan and diabetic.

Please note that with extra food controls in place, we cannot guarantee that allergens will not be present. Regarding serious nut allergies, please note that nuts are used in the kitchen frequently on a daily basis.

3. Honesty Bar

We have a full alcohol license and offer a small selection of local beers, spirits and wines including Champagne. Only alcohol purchased on the premises can be consumed in public spaces, unless corkage is paid, see below.

4. Check-in / Check-out

Check-in is from 4pm until late. Please feel free to drop luggage off before 4pm.

A courtesy notice for arrivals after 9pm is kindly requested.

Late night ferry arrivals from Rosslaire, Ireland, are welcome.

Check-out is at 10.30am. Late check-out at 11.30 is available at an additional cost of £10 with advance notice.

5. Payment

Please advise us if you have a gift voucher.

Payment is on check-out when you may to choose an alternative payment method to the one which was used to guarantee your reservation.

Additional items selected during your stay, such as late check-out, packed lunches or beverages from the honesty bar will be added to your total bill to pay upon check out.

Bookings, Family Rooms and Cancellation

Rooms have a maximum capacity of 2 adults and 3 rooms also accommodate 1 child / cot. If you have 2 children, we have 1 room available which is by request only, it is not bookable online.

Bookings which are moved may incur additional charges if rates or room options have changed.

If a booking is cancelled less than 30 days before arrival then a charge equal to the full booking amount will be made. If the booking is cancelled 30 or more days before arrival then a charge equal to £5.00 will be made. In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

Guests should ensure they have adequate travel insurance in place.

Accessibility and Steps

The property is a Grade 2 listed Georgian town house and does not have a lift or elevator.
There are 2 steps at the front of the house and all accommodation is reached by stairs with 1 handrail. We have 2 rooms on the first floor which is up 2 flights of 7 steps each, with walk-in showers. The other rooms are all on the top floor which is a further 2 flights of 7 steps each. Please contact us directly if you need to reserve a room on the first floor or we cannot guarantee which room you will be allocated.

Fire Escape

Use of the fire escape is for emergency use only and not an access / short-cut route to the garden. To access the garden guests must use the entrance in the basement which is clearly marked from the reception area. Seek assistance with directions by calling for staff.

Muddy Boots and Shoes

We kindly request for guests to remove muddy footwear and use the boot trays outside the room for storing footwear. Compostable slippers are available in your room. Bedrooms have very pale carpets which make the rooms look great, but we like them to be as clean as possible for everyone. If you need help drying wet clothes and or boots, please let us know and we will be happy to assist.

Smoking

Smoking either cigarettes, vapes or e-cigarettes is not permitted at The Manor Town House. We permit smoking on the terrace and an ashtray can be provided upon request. If we find a room has been used for smoking and cannot be relet, you agree to cover the cost of alternative accommodation for incoming guests and pay a fixed fine of £50, according to Wales Smoke-free Premises regulations, 2007.

Housekeeping

We do not operate a daily housekeeping service for rooms. Housekeeping is every 3 days for longer stays. Daily housekeeping is available at £10 per day, on request. Waste bins and recycling can be cleared daily.

All rooms are equipped with tea tray supplies, a ‘Clean Cup Kit’ and extra towels to last the duration of your stay or a minimum of 3 days. Should you require additional supplies we are more than happy to assist. Fresh milk ’24 hour cold’ flasks are available. All tap water is drinkable. Filtered water is supplied in rooms with refills available.

Access to the Garden / Terrace

We have stairs from the ground floor to the basement for access to the garden / terrace. The fire escape should only be used in case of emergency.

Grade II Listed Georgian Property

The Manor Town House is almost 300 years old. Some of the buildings characteristics are due to its age such as original windows and glass. We are not able to have double glazing but a Listed Buildings permitted Ventrolla system has been installed to reduce noise and retain heat. Condensation can be alleviated during your stay by opening windows and allowing air to circulate.

Damage made to the Property

Please be aware that some parts of the building are delicate, there are original features such as lath and plaster ceilings. Such features are vulnerable if there is jumping in rooms and even onto hallways / landings.

In the rare event that damage occurs to the room / contents thereof, you agree to cover repair / replacement costs. If a room cannot be re-let to incoming guests, you agree to cover the cost of their alternative accommodation.

Exclusive Use / Group Bookings

Whilst your party may have booked exclusive use of the property, this is a guest house / B&B accommodation not a holiday home / holiday let. Your hosts and their family live in the house and ask that you are respectful of this. This is not a sound-proofed property.

Guests are liable for damages and must report them immediately.

As we are situated in a residential area, the terrace will close at midnight in the summer to be respectful to our neighbours.

We have a full alcohol license. Corkage fees apply to alcoholic beverages brought by guests for consumption in public areas including the garden.

Children

We do not accept any responsibility for children / minors left unsupervised anywhere on the property, indoors or outside. Please ensure that your children / minors are not left alone / in locked bedrooms unattended and that you are aware of their whereabouts at all times. Small children must not be placed in window seats.

Agreement

By booking you agree to these terms and conditions.

We reserve the right to change or amend these terms and conditions at any time.
